The Switch at Sandow Lakes is a 3,300-acre master-planned industrial campus designed to accommodate up to 35 million square feet of advanced manufacturing and logistics facilities. The conceptual site plan is organized into a flexible grid of build-to-suit zones, with parcels ranging from smaller footprints to mega-sites exceeding 1 million square feet each, strategically laid out to optimize access, utility service, and operational flow. The plan integrates wide internal roadways, a dedicated intermodal rail yard with 7 miles of private track connecting to Union Pacific, and a robust utility infrastructure featuring 350 MW of power (scalable to 3.9 GW) and significant water rights. Clusters of development are anchored by key infrastructure components such as a central substation, solar and microgrid-ready systems, and designated areas for support services, future expansion, and workforce amenities. The layout also considers future sustainability goals, incorporating environmental buffers, EV infrastructure, and water-smart landscaping. Situated within the Texas Triangle and connected to major transportation corridors, The Switch offers a high-capacity, scalable, and thoughtfully designed environment for next-generation manufacturing and logistics operations.
