300,040 sf 1-story concrete tilt-up, cross-dock pharmaceutical building with secured truck yards and employee auto parking area, situated in Commercial Park zone in Phoenix, Arizona. It consists of 15,500 sf of office and 284,540 sf of warehouse. The warehouse includes a 4,000 sf cooler, three freezers totaling 2,800 sf and a 2,400 sf H-3 room for chemical storage. The project provides the tenant with 54 trailer stalls and 300 auto stalls, and features a 2,700 sf covered outdoor patio surrounding a landscaped courtyard as employee amenity. The site can accommodate up to 100,000 sf of future expansion. The project is pursuing LEED Silver.
